Well, first of all, having spent a few years in the industry, I can tell you for a fact that you’re right: the location of an office space impacts its rent and accessibility. One of the reasons/ways it occurs is the “centrality” of a location.

By centrality, I mean how much a location falls into the central business district of a town or city. You see, office spaces that fall into such locations typically command a higher fee than those that are in more remote parts of town. 

In my time in Serviced Offices Milton Keynes, I found that the reason for this is that business districts usually develop over time to give more convenience for those who work there, leading to more demand for them and consequently driving up the price of rent.
