These are some of the most confusing terms in the construction industry. While they are closely related, in that they involve improving existing spaces, there are subtle differences between them.
Let’s begin with simple definitions of the terms. 
Restoration involves work that returns the home to its EXACT original state. This means that you have to be faithful to the original design in terms of building material, color schemes, etc. 
Refurbishment also involves rehabilitating a home, but without being too strict in terms of being faithful to its original design. You can use more modern materials. However, you can’t make any structural changes. 
Renovation has no limits in terms of the changes you can make when rehabilitating a home. 
So, if you are faithful to the original design, you are restoring. If you change wooden floors for ceramic tiles, this is refurbishment. If you add extensions or new permanent fixtures to repurpose a home, then this is renovation.
